SOLD Windham NH real estate

In the first 100 days of the year 25 residential properties were sold in Windham New Hampshire, which represents 18% of  the homes for sale in Windham NH. At the average rate of  7 houses sold per month it would take 20 months to liquidate the current inventory of 140 single family properties for sale.

The average sold price was $429,364 which is nearly identical to Q1 of 2008.  Four properties were in foreclosure, one in a short sale situation, which amounted to 20%  or 1 in 5 destressed properties among the 25 sold. Only 2 of the Windham NH real estate transactions involved new construction homes. Three out of five properties or 15 listings had substantial price reductions before they went under contract.

Prudential Verani Realty was the listing agency of 8 sold homes, respresenting a 32% market share of closed sales in Windham New Hampshire.

In March 2009 there were 41 house price changes posted in the Windham NH MLS listings. About half of them were price reductions of existing properties, others were price adjustments of new construction homes, mostly price increases to reflect inflating material and labor costs.

Currently there are 140 homes for sale in Windham New Hampshire, therefore the number of price reduced homes amounts to about 14-15% of the total real estate listings in March.

The average magnitude of the price reduction was 2-3% of the list price. Whenever the sale price is reduced it kindles renewed interest in these homes, as a result a few of them went under contract.

From a home buyer perspective this is the best of times in Hillsborough County New Hampshire. The volume of for sale homes represents 13.8 months of inventory based on closed sales. In the months of January and February in 2008 the inventory level was 15.0 and 16.1 months which dropped to 8-9 months by mid summer of 2008. Inventory in February of 2009 is up by 32.7% relative to 2007, but it lower by 14.3% compared to 2008.

What do these numbers mean for home buyers? Sales are the most sluggish during the deep freeze of winter months, desirable inventory is the largest, sellers are the most motivated or they wouldn’t be on the market. Once the weather softens, the snow melts, the party is over. Although more homes are coming on the market, the pace of sales picks up too, reducing the sellers’ motivation to give away the property once spring is here.

The inventory trend is supported by the total number of homes for sale in Hillsborough County compared to sold properties or sales pending. The supply of houses for sale shows strong seasonality and peaks during the summer months along with home sales picking up. But the trend line of real estate for sale has been drooping since 2007, last June, July and August there were roughly 2,600 homes for sale compared to 2,800 in 2007; a 7.1% drop in the supply. In 2007 home sales peaked at ~ 300 / month, while in 2007 the June, July, August homes sales were 366, 303 and 376 respectively; a 13.8% loss in real estate sales activity. This increasing gap between homes listed in Hillsborough County NH and homes sold justifies the sellers pessimism about the real estate market.

The problem appears to be that buyers adopt the same attitude, instead of grabbing their chance by two hands. The time for great deals is when supply is high, sales activity is low and interest rates are low. 30Y fixed rates have come back down to nearly 5% an 5/1 ARMs have plummeted from nearly 5.9% to 4.8% in three months.

Real estate sales volume in the Golden Triangle of New Hampshire has dropped 26.4% compared to January of 2008, while the average price of sold homes decreased to $290,000 in 01/09 from $334,000 a year ago.

The area between I93 and Rt101 covers most of Rockingham County and the triangle marked by Nashua NH, Manchester NH and Portsmouth NH was a hotbed of real estate activity just a few years ago.

The number of homes sold in towns close to the Massachussetts state line was in the single digits in January of 2009, 5 in Pelham NH, 4 in Londonderry NH and 3 in Windham New Hampshire, chilling numbers compared to the 15-20 homes sold in January of prior years.

In addition to the ice storm of 2009, the frozen credit markets and dropping consumer confidence have certainly contributed much lower than average sales.

The gap between the average list price of $414,000 and sold price of $290,000 reveals a lack of demand for homes above the median price. The 89 houses sold represent 4.6% of the 1902 homes for sale in Rockingham County in January 2009.

The average sale price was only 84% relative to the original list price, a sobering ratio compared to the heady days of home sales above ask price and multiple offers just a few years ago.

Is there any good news?
Since the beginning of the year 165 homes turned sale pending, raising the total of homes under contract to 344 in Rockingham Country New Hampshire. Assuming most of them actually close, this pool of pending sales will cover two months at the usual 150-170 homes sold this time of the year.

If the pace of job losses abates, the $8,000 first time home buyer tax credit should also favorably contribute to seasonally stronger sales in the below $300,000 home price range in Southern New Hampshire.

New Hampshire house price decline has been leading the national trend in the 2005-2007 time frame and bottomed out at a negative 2% growth in 2008. The recent zero to negative price appreciation of real estate in NH is in huge contrast to the 10-14% annual home value appreaciation during the 2000 to 2005 period.

The nation had enjoyed an average yearly increase of 4% during the 1997-2000 years which increased to an annual 6-8% in the 2000-2003 time frame, well below the 10-12% inflation of home prices in New Hampshire.

US house prices started their run-up in 2003 and peaked in 2004-2005 when the rate of appreciation ballooned to 14-16% yearly. Since this was not supported by a matching rate of income growth, supply eventually outpaced demand and NH house values started their decline in early 2005. The price growth was still positive at a reduced 2-4% rate in 2006 and became zero in 2007.

The growth of New Hampshire real estate prices turned negative in mid 2007 and resulted in a decline of 2-4% in 2007-2008. For most of this time period the annual percentage change of New Hampshire house values were leading the national average both during their ascent and decline.
